Preliminary Engineering (Feasibility & Planning) - Every dream begins with a plan. We believe that without a good plan and idea of where you want to go, you will pay more in the end. The best way to plan is by conducting a feasibility study and performing preliminary engineering. Our staff will meet with you to determine what you want. We will then take that information and see if desires can be engineered and designed within a construction budget. After all, before you buy a piece of property or pay for a full scale engineering project, you would want to know if it is feasible to do what you want to do.

Erosion & Sediment Control - Virginia Law states that if your construction/development activities disturb 10,000 square feet or more of land you need an Erosion & Sediment Control Plan and Narrative. Pillar takes pride in developing E&S plans with measures that work in hand with the final development design taking advantage of the natural terrain. With our surveying services we have the ability to perform the necessary topographic survey to get required existing and final contours. Of course, we can also work with other surveying firms as well.

Low Impact Development (LID) – Pillar is leading the way with this environmentally friendly stormwater management technique. By using LID, developers can utilize more land in their development; owners can reduce liability by eliminating unsightly stormwater management detention basins; property owners can aesthetically enhance their property while increasing value through the use of bioretention planting areas.

Site Development Design - Pillar can design your site to take advantage of the natural terrain or design your site to fit your needs. Using the work completed in the Preliminary Engineering phase, we continue towards the final design with the engineering of the utilities (water, sewer, stormwater, power, phone, cable) and infrastructure (road, bridges, LID, BMP) keeping maintenance, safety, constructability, cost, and local and state ordinances and standards in mind.

Cost Estimates - You need to know how much your idea is going to cost. Pillar can help you with rough costs based on ideas or we can take a set of plans and estimate time material and equipment for your project. Most of our projects come with cost estimates (engineer's estimates) to help you in setting your budget and selecting a contractor to perform the work.

Quantity take-offs - About ready to bid on a job or order materials, but don't know how much the designer is calling for? Let Pillar help you by calculating designed quantities. Most of our projects come with quantity take-offs to help you in receiving comparative bids from contractors. When comparing bids you need to be comparing apples to apples.
