NEW RIVER OAKS
RECREATIONAL SUBDIVISION
Austinville, Virginia
Located in the valley between Stoots Mountain and Little Mountain just off the New River in Carroll County Virginia, this 352 acre tract of land is being subdivided and developed into a gated 165 lot recreational subdivision. Steep terrain along with the presence of numerous streams and some wetland areas made this subdivision challenging for stormwater run-off control and road design. Both Department of Environmental Quality and US Army Corps of Engineers are involved because of jurisdictional control. An abandoned strip mine has also posed some challenges with land use. Phase I (the front entrance and 1800 lf of road) is currently under construction while Phase II (16,000 lf of road) is still under design.
